Armed with a Finance degree from the University of Alabama, a Juris Doctorate from the Birmingham School of Law and a wealth of industry experience dating back to 1988, E. Thornton Hydinger, Jr. was drawn to commercial real estate for its professionalism and higher risk return. This Birmingham native was also fulfilling a family legacy that included real estate development, multi-family, and residential real estate. Believing there was a need for a smaller, boutique real estate firm in Birmingham, Alabama, Thornton and Rusty Stewart launched Hydinger & Stewart Commercial Properties in 2005. Since then, the firm has grown steadily in both reputation and size. Thornton considers Medical Build-to-Suit his personal specialty and is perhaps most proud of a project in Alabaster, AL that is home to Shelby OB/GYN and Urology Centers of Alabama. He also considers a project in Cahaba Heights – home to Heights Dermatology – to be another favorite feather in his cap for the challenges it presented. Thornton is proud of the 160+ combined years of experience his firm presents, as well as HSC’s reputation for paying attention to the little things because – in his own words – “little things”really do make a difference.

Baptist Health Corporate Headquarters Relocation

Combining the talents of all three partners – Hydinger, Stewart and Chew – the firm was asked and took on the role of landlord rep to fill a huge hole in a 120,000 SF office building in Midtown Birmingham. Over the course of the three-month transaction, a considerable challenge of this project was getting helping the owner to understand the value of making a deal with such a highly visible and established tenant. When all was said and done, the building could boast total occupancy – allowing the owner to refinance and achieve maximum performance of the property.

Medical Build-to-Suit of Urology Centers of Alabama and Shelby OB/GYN

Hydinger Stewart & Chew served as a fee-based developer that was integrally involved in every aspect of development including procurement of tenants, site selection, zoning, financing, and ultimately construction – with Thornton Hydinger taking the lead. A challenging endeavor, this project involved zoning issues and multiple partners. At the successful conclusion of this project, both clients were able to expand their medical services to an underserved area.
