A graduate of the University of Alabama, Andrew W. Loveman, CCIM made Birmingham his permanent address in 1993. He first entered the commercial real estate industry in 2004, drawn to it by the opportunity to employ creativity to get results for his clients. He was further drawn to Hydinger Stewart & Chew Commercial Properties for the boutique firm’s reputation of integrity and the delivery of excellent deals on behalf of their clients. Since joining the team in 2018, he has been consistently impressed by his team’s experience, ingenuity, client-focus and ability to foster strong relationships. Listed among his own personal specialties are bank branch properties, retail properties, office properties, consulting and dealing with family generational assets. Dedicated and relationship-oriented, Andrew believes his education as a History major and English minor still serves him to this day through his well-honed capabilities to analyze information, explore potential issues, forecast trends, determine causes, consider more than one perspective and come to conclusions.

Case Study

Irondale Mobile Home Park

Helmed by HSC Principal, Andrew Loveman, while with another brokerage firm, this project involved 153 mobile home lots. A family had owned this property for decades before there were zoning ordinances.  When it came time to sell the property, one parcel was zoned improperly for its use as a mobile home park. Additional challenges of this project included right of way issues due to an interstate being built across the property decades earlier, and most of the property was in a flood plain or flood zone although the mobile home park was in place prior to those designations. Representing the owners, this project took months and a wealth of patience to get the one parcel rezoned, purchase part of the right of way and to get the entire property surveyed by an engineering firm to prove that all 153 lots were above the 100-year Base Flood Elevation. In the end, Andrew was able to sell the property – at which time the former owners were able to take the sale proceeds and purchase a less labor-intensive management property via a 1031 tax exchange – giving them income for years to come.
